Why Maintain a Roof?
The roof is not regularly visible to the building owner, customers, or tenants. It is out of sight and almost always out of mind- until there’s a leak. The roof leak is a painful experience, and it is a reminder that with a little effort along the way, you could avoid this unpredictable and costly expense.
The costs associated with a roof leak start with a potential emergency response, but there are some not so obvious hidden costs. Energy loss, insurance prices, safety risks, and customer inconvenience can be challenging to measure but are certainly factors of escalating costs. An interruption to operations can also leave customers and staff with a poor perception of your organization and the lost productivity that can be costly in the long run. In short, the roof is a massive asset with the potential to inflict catastrophic financial and operational damage.
Where to start?
First, inspect your roofs to clear the roof drains and the surface of debris after major storms and rooftop activity, such as repairs or HVAC work. This inspection allows your staff to see any immediate damage and prevent further damage. Clearing the roof drains also promotes proper drainage. It’s a good strategy, requiring minimal effort with the potential for significant benefit, as it gives you some measure of awareness of the condition of your roof. Larger facilities with complex roof systems stand to gain even more by implementing an inspection and maintenance program, especially if multiple locations in multiple states are exposed to varying weather conditions. The competition for capital dollars can be heated and allocating funds to the roof assets is more likely as a planned event. An ideally managed roofing program can predict the precise time to replace a roof and align it with available capital. A proactive maintenance program is the first step to “pre-emptive” roof management planning.
